Let’s talk about your heating bill. Go on, go and get it. I’ll wait.
…Is it… okay, I’m so sorry. You look pale. Is that number even legal? It’s okay. We’ve all been there. You’re sitting in your living room, wearing three jumpers and a hat that your mad aunt knitted, and you can still feel a draught. And you look at that bill, and you look at your radiator, and you think to yourself, “This is madness. I’m literally just paying a corporation to heat the outside world.”
And you’re right. You are.
So, you have The Big Idea. The one everyone has. “I,” you declare, “need more insulation!”
It makes so much sense. Heat rises. My attic is probably bare. I’ll just get one of those lads with a big hose to come and pump 300mm of fluffy pink stuff up there. Problem solved. I’ll be swimming in my pants in January, Scrooge McDuck-ing my way through all the money I’m saving.
Right?
Wrong. So, so, so wrong.
And I’m here, as your friendly neighbourhood building-science-nerd, to stage an intervention. Because you are about to make the single biggest, most common, and most expensive mistake in all of home energy.
You’re about to put a jumper on top of a windbreaker… that’s full of holes. Actually, it’s worse than that. You’re about to put a jumper on without a windbreaker, in the middle of a hurricane. The wind will just blow right through it. You’ve just hidden the real problem under a 30cm-thick fluffy pink lie.
Part 1: The Great Fluffy Lie (And Why Your House is a Chimney)
Here’s the secret nobody tells you: Most insulation does not stop air.
Read that again. That fluffy pink (or grey, or yellow) stuff—fibreglass, cellulose, whatever—it’s not an air barrier. It’s an air filter. Its job is to trap air in tiny pockets. That’s how it gets its “R-value” (or U-value, its nerdy cousin). But if a stiff breeze blows through it, that R-value plummets to basically zero.
The “stiff breeze” in your house is called air leakage, or “infiltration.” And it’s not a small problem. In the typical Irish home, uncontrolled air leakage accounts for a truly bonkers amount of your heating bill. We’re talking 25% to 40% of all the heat you pay for. It’s just… gone. Whistled away into the atmosphere.

This is why jumping to big-ticket items—new boilers, fancy heat pumps, even shiny solar panels—is often the wrong first step. It’s like trying to save money on petrol by buying a high-tech new car, but leaving the petrol cap off and a hole drilled in the tank. You are ignoring the giant, gaping wound.
This is the core of a proper home energy upgrade: You must, must, must stop the uncontrolled air leaks before you add insulation.
Why? Because of a little physics monster called the Stack Effect.
Your House is a Chimney. You’re Living in the Flue.
In winter, your house is a simple machine. It’s basically a giant, poorly designed chimney.
Here’s how it works:
1. You pay a fortune to heat the air inside. This makes the air warm and buoyant. Like a tiny, sad, expensive hot air balloon.
2. This warm, buoyant air rises. It pushes its way up, up, up, until it hits your ceiling.
3. It finds all the holes. And trust me, your attic floor is riddled with holes. We’re talking gaps around every light fixture, every pipe, every wire, the attic hatch, the wall tops… It’s Swiss cheese. (We’ll get to the map of these holes in Part 4).
4. The warm air streams out of your attic. Congratulations, you’re heating your roof and the local bird population. This is the “exhaust” of your chimney.
5. This is the crucial bit: As all that air leaves the top, it creates a vacuum—negative pressure—at the bottom of your house. Your house has to replace that lost air. It’s physics.
6. Your house sucks. It pulls in an equal amount of cold, miserable, outdoor air from everywhere in the lower levels. Cracks in the foundation, gaps under doors, leaky window sills, unsealed floorboards. This is the “intake” of your chimney.

This entire, relentless, 24/7 cycle is called the “Stack Effect”. You are paying to power a giant, invisible hurricane inside your own home. That draught you feel on your ankles in the living room? That’s the direct result of the heat leaking out of your attic two floors above you.
Sealing the attic is not just about stopping heat from leaving the attic. It’s about stopping the entire engine. By plugging the holes at the top, you reduce the “suck” at the bottom. You stop the hurricane.
And what happens if you just dump 30cm of fluffy insulation on top of those holes? You’ve done… nothing. The air just blows right through the fluff, finds the hole, and leaves. You’ve just hidden the evidence. Worse, you’ve now made it impossible for anyone to find and fix the actual problem without swimming through a sea of itchy pink stuff.
This is the Insulation Fallacy. Don’t fall for it.
Part 2: How to See the Invisible (A Quick Guide to Leak-Hunting)
“Okay,” you say, “I’m convinced. My house is a sieve. But the leaks are invisible. How am I supposed to fight an invisible enemy? Am I supposed to be a Ghostbuster?”
Yes. Yes, you are. And we have the tools.
The Blower Door Test: The House Inhaler
A professional energy auditor (like a professional BER assessor, who is your new best friend) has a wonderful, slightly terrifying toy called a Blower Door.
This is a giant, powerful, red fan that they mount in your front doorway. They seal it up, turn it on, and it sucks all the air out of your house, measuring precisely how much air is moving. This depressurises your entire home.

Suddenly, all your invisible leaks become very, very visible (and audible). The house starts to whistle. That tiny crack under the skirting board? It’s now howling like a banshee. The gap around your attic hatch? It’s a wind tunnel.
The auditor can then walk around with a “smoke pencil,” and the smoke will literally get sucked sideways, showing them the exact path of the leak.
The Thermal Camera: Predator-Vision for Your House
This is the other half of the puzzle. An infrared camera doesn’t see “heat,” it sees “temperature differences.” When the blower door is running, pulling cold outside air in through the cracks, the auditor scans the walls and ceilings with the thermal camera.
And… oh god. The horror. The leaks show up as big, beautiful, dark purple or black “plumes” and “streaks.” You can literally see the cold rivers of air pouring in around your window frames, down the corners of your walls, and… most of all… from all those holes in your attic ceiling.
The Low-Tech Method: “Follow the Dirt”
Don’t have a million-euro camera? Go up to your attic and look at your existing insulation. Just… look at it.
Is it nice and clean and fluffy? Great. Now find the bits that are… not. Find the bits that are dark, grey, matted, and look filthy. You found a leak.
Remember, your insulation is an air filter. For years, your warm, dusty, indoor air (full of skin cells, cooking fumes, and general human-ness) has been streaming through that crack. The insulation has been dutifully filtering it. That dark patch is the “ghost” of thousands of euros in lost heat. It’s pointing, like a big, dirty arrow, directly at the hole you need to plug.
Part 3: A Very Serious Interlude: How to Not Die or Burn Your House Down
Okay, you’re excited. You’re ready to get a caulk gun and go to war. I love your enthusiasm. But we need to have The Talk.
Air sealing is a building science intervention. You are changing the physics of your house. If you do it wrong, you can cause… problems. Very, very bad problems. Like, “dead” problems.
So, before you plug a single hole, you must check for these three things.
DANGER 1: Carbon Monoxide (The Silent Killer)
This is the big one. This is the one I’m not joking about.
Does your home have any “natural draft” (or “atmospheric”) appliances? This means an older boiler, furnace, or water heater that doesn’t have a plastic pipe going directly outside for air. It just has a metal chimney and breathes the air from inside your house.
You see the problem. Your house used to be leaky, so the boiler had plenty of air to breathe. But now you, in your wisdom, are sealing up all the leaks. You are starving your boiler of oxygen.
At the same time, you might turn on your cooker hood. And your bathroom extractor fan. And your tumble dryer. All of these things are also sucking air out of the house.
This creates a “Pressure War.” And your boiler’s chimney might lose. The negative pressure in your house can become so strong that it sucks the exhaust fumes back down the chimney. These fumes include lethal, odourless carbon monoxide. It fills your house. You go to sleep. You don’t wake up.
How to Not Die:
- Install CO alarms. Today. Right now. I’m not kidding.
- Before (and after) any major air-sealing project, have a qualified HVAC technician or BER assessor perform a “combustion safety test” (or “worst-case depressurisation test”) to make sure your appliances are not back-drafting.
- The real solution? Get rid of those old appliances. Upgrade to “sealed combustion” (or “direct vent”) units that pull their own air from outside through a dedicated pipe. They are safer and more efficient.

DANGER 2: Fire (The Hot-Headed Robot)
You know those lovely recessed “can” lights in your ceiling? Some of them are tiny, hot-headed robots that need to breathe.
Many older fixtures are “Non-IC Rated,” which means “Not Rated for Insulation Contact.” They have vents and holes to let out heat. If you pack flammable insulation (like, all of it) or spray foam (like, really flammable) right up against them, they can overheat, smoulder, and… poof. Your house is on fire.
How to Not Burn Your House Down:
- Identify your lights from the attic. IC-Rated (safe) fixtures are usually labelled “IC” and are in a sealed metal box. Non-IC (danger!) fixtures often have visible holes and vents in the housing.
- For Non-IC fixtures, you must not let insulation touch them. You have to build a “dam” or “cover” over it (a tiny, fireproof doghouse) using fire-rated materials (like metal flashing or special fire-rated covers). This box keeps the insulation 3 inches away, and then you seal the box to the ceiling.
- This also goes for chimneys and flues. Do not, I repeat, DO NOT, spray expanding foam onto a hot metal flue pipe. Use fire-rated caulk and metal flashing.

DANGER 3: Asbestos (The Puffy, Glittery Death-Fluff)
If you go into your attic and find a weird, pebbly, grey-or-gold, glittery-looking insulation, STOP.
Do not touch it. Do not breathe near it. Do not disturb it. Put your tools down, back away slowly, and get out.
This might be vermiculite, a type of pour-in insulation (often sold as “Zonolite”) that can be contaminated with tremolite asbestos. Asbestos is not a “bit of a laugh” like fibreglass itch. It’s a “causes incurable lung cancer and mesothelioma” kind of serious. It is one of the most dangerous asbestos-containing materials you can find in a home.
How to Not Get Mesothelioma:
- If you suspect you have vermiculite, DO NOT PROCEED. This is not a DIY job.
- Call a professional asbestos abatement company. They will test it. If it’s hot, they will remove it safely. It’s expensive, but it’s not “lingering-death” expensive.
Part 4: The Leak-Hunter’s Map: A 10-Stop Tour of Shame
Okay, safety briefing over. You’ve checked for CO dangers, identified your hot lights, and confirmed your attic isn’t a Superfund site. You’ve got your safety goggles, your gloves, your mask, and your weapon of choice (a caulk gun and a can of expanding “Attic Cheez-Whiz” foam).
Let’s go hunting. Here are the 10 biggest, baddest, most money-wasting leaks, in rough order of “Oh God, Why Is This Even a Thing.”
The “Big Holes” (Highest Priority)
1. The Attic Hatch (aka Your Ceiling’s Secretly Rubbish Door)
What it is: The square of plywood you climb through to get into the attic. Or the flimsy, folding pull-down stairs.
Why it’s a disaster: It’s a door. A non-insulated, non-sealed, 2-foot by 3-foot door… to the outside (as far as your house is concerned). It’s often the single biggest leak in your entire house. You can literally feel the cold air pouring off it in winter.
How to fix it: Treat it like an exterior door. Apply thick foam weatherstripping all around the frame where the panel sits. Install latches (hook-and-eye or trunk latches) that can pull the door down tight and compress the weatherstripping. Finally, glue 3-4 layers of rigid foam insulation board to the attic-facing side of the panel. For pull-down stairs, you’ll need to build or buy a “cover box”—a lightweight, insulated “top hat” that sits over the whole folded-up stair unit in the attic.
2. Chimney Chases (aka The Super-Highway for Ghouls)
What it is: The giant, framed-out, hollow wooden shaft (the “chase”) that your masonry chimney or metal flue pipe runs through.
Why it’s a disaster: Often, this chase is just a big, open hole from your basement all the way to your attic. It’s a perfect conduit for the Stack Effect. It’s a super-highway for air. You may even be able to see daylight all the way down.
How to fix it: SAFETY FIRST! (See Part 3). You cannot use flammable foam here. You must create an air barrier using sheet metal (aluminium flashing) cut to fit the gap between the framing and the masonry. Then, seal the metal to the wood and the chimney using high-temperature, fire-rated caulk. Keep all combustible insulation at least 3 inches away with a metal “dam.”
3. Dropped Soffits (aka The Empty Lie Above Your Cabinets)
What it is: That boxy, framed-in bit of ceiling in your kitchen, often above the cabinets. Or in a bathroom. Or just… there, for “decoration.”
Why it’s a disaster: 9 times out of 10, the builder just framed the box and didn’t put a top on it. The entire hollow soffit is wide open to the attic. It’s a massive, hidden, rectangular hole. It’s also connected to the wall cavities, creating a network of leaks. It’s just… bad. So bad.
How to fix it: You have to “cap” it. Cut a piece of rigid foam board or drywall to fit perfectly over the top of the open soffit from within the attic. Lay it in place and then seal all four edges to the framing with expanding foam.
The “Hidden Network” (The Sneaky Leaks)
4. Wall Top Plates (aka The Long, Skinny Crack That Runs… Everywhere)
What it is: The “top plate” is the horizontal 2×4 that sits on top of every wall in your house, both exterior and interior. Your ceiling drywall is supposed to be sealed to it.
Why it’s a disaster: It’s never sealed. There is an almost-continuous, tiny-but-deadly crack between the wood and the drywall, running the entire perimeter of your house and along every single interior wall. Remember the “Follow the Dirt” test? This is where you’ll find the dirtiest insulation.
How to fix it: This is a tedious, but high-impact, job. You have to pull back the insulation from the top of every wall and use your caulk gun or foam canister to seal that long, skinny seam. Everywhere.
5. Kneewalls (aka The Leaky Divider in Your Dormer)
What it is: If you have a finished attic room (a dormer), the “kneewall” is that short, vertical wall that separates your room from the cold, unconditioned “side attic.”
Why it’s a disaster: The wall itself might be insulated, but the floor joists running under it are often wide open. This lets cold air from the side attic blow right under your floorboards, and allows your expensive warm air to escape into the side attic. It’s a major comfort-killer.
How to fix it: Go into that dark, triangular “side attic.” Find where the floor joists run under the kneewall. You must block each one. Cut pieces of rigid foam board to fit snugly in each joist bay, push them into place against the bottom of the kneewall, and foam-seal the edges.
The “Thousand Cuts” (The Small but Mighty Leaks)
6. Recessed “Can” Lights (aka The “Swiss Cheese” Problem)
What it is: Your lovely downlighters. Or, as an energy auditor calls them, “50-cent-piece-sized holes all over your ceiling.”
Why it’s a disaster: They are holes. And as we learned in Part 3, they are hot holes. A single, older recessed light can leak as much air as a 1-foot-square hole in your ceiling due to the “chimney” effect it creates (it gets hot and draws air up).
How to fix it: SAFETY! Check if they are IC-Rated or Non-IC.
If IC-Rated: Easy. Just caulk or foam the gap between the metal housing and your ceiling drywall.
If Non-IC (DANGER): You must build the little fireproof doghouse (a “dam” or “cover box”) over it, maintaining 3-inch clearance. Then, seal the bottom of the box to the ceiling drywall. Now the leak is stopped, and your house won’t burn down. Win-win.
7. Plumbing Stacks (aka The Vertical Poo-Pipe Vent)
What it is: The big (usually 3-4 inch) black, white, or cast-iron pipe that runs from your toilets up through the attic and out the roof. It vents sewer gases.
Why it’s a disaster: The plumber who installed it was not an air-sealing expert. He (and it was probably a he) used a saw to cut a “roughly-pipe-shaped” hole in your ceiling. The gap around it is often huge.
How to fix it: Attic Cheez-Whiz. This is what expanding foam was made for. If the gap is massive, stuff a bit of fibreglass in first as a “backer,” then foam over it.
8. Bathroom Exhaust Fans (aka The Box of Sadness and Mould)
What it is: The metal box housing for your bathroom fan.
Why it’s a disaster: It’s a big, leaky, uninsulated metal box. Air leaks around the gap between the box and your drywall like crazy.
Side-Quest Disaster: While you’re here… where does that fan’s duct go? Does it connect to a vent on the roof? Or does it, as is horrifyingly common, just… stop? If your fan is just dumping all your hot, moist, shower-steam into your attic, you have a much bigger problem. You are manufacturing nasty mould problems. That duct must be properly connected and vented to the outside.
How to fix it: From the attic, foam-seal the gap between the metal fan housing and the ceiling drywall. If you want to go the extra mile, build an insulated box out of rigid foam to put over the top of the whole unit.

9. Electrical Wires (aka Death by a Thousand Tiny Cuts)
What it is: Every… single… wire. For every… single… light and socket. The electrician drilled a hole in your wall’s top plate, fed the wire through, and moved on with his life.
Why it’s a disaster: A single 1/2-inch hole is nothing. But three hundred 1/2-inch holes? That adds up to a very big hole. This is the “death by a thousand cuts” for your heating bill.
How to fix it: Patience, young padawan. Go to every top plate. Find every wire. And give it a tiny ‘poof’ of foam or a dab of caulk. It’s mindless, but it’s critical.
10. Duct Boots (aka The Place Your Heat Goes to Die)
What it is: If you have a forced-air heating or cooling system, the “boot” is the metal transition piece that connects the round duct in the attic to the rectangular vent in your ceiling.
Why it’s a disaster: These are notoriously leaky. First, there’s a gap between the metal boot and your drywall. Second, the connection between the duct and the boot is often just… friction. Or, even worse, held on with that grey, cloth “duct tape,” which (ironically) is useless for sealing ducts. Studies show that central air systems can lose 20-30% of their air through leaky ducts before it even reaches the room.
How to fix it: This is a two-part fix.
Seal Boot-to-Drywall: Use foam or caulk to seal the gap between the edge of the metal boot and the ceiling drywall.
Seal Duct-to-Boot: Use proper duct sealant. This means “mastic” (a thick, grey goo you paint on) or actual metal-backed foil tape. Seal the seam where the duct attaches to the boot like your life depends on it. Because your comfort certainly does.
Part 5: You’ve Plugged the Sieve. Now for the Jumper.
Phew. You did it. You crawled through the itchiness. You faced the spiders. You hunted down every last leak, big and small. You are a caulk-gun-wielding hero. Your house is no longer a sieve. It’s a… well, it’s a much-less-sieve-like… bowl. It’s a windbreaker.
Your house is now “air-tight.” (It’s not, not really, but it’s so much better).
NOW. NOW you can call the insulation guy.
NOW, when he blows 300mm of fresh, fluffy attic insulation over your newly sealed attic floor, it will actually work. The heat will rise, hit the ceiling, and… stay there. Trapped by the insulation, which is no longer having a gale-force wind blow through it.
You have successfully separated your “air barrier” (your newly sealed ceiling) from your “thermal barrier” (the big fluffy jumper of insulation). This is the secret. This is the entire game.
This is the proper, whole-home strategy. Air-seal first, then insulate. It’s the only way to get the comfort you’re paying for and stop heating the great outdoors. You can figure out the next steps for insulation (and the grants that help pay for it) once you’ve done the sealing.
Of course, making a house this tight creates one final, wonderful “problem.” Your house can no longer “breathe” by accident. You’ve killed the draughts. But you still need fresh air. The final step in this journey is to provide controlled ventilation—fresh air on your terms—with a balanced, controlled ventilation system (like a Heat Recovery Ventilator), which brings in fresh air without throwing all your precious heat away.
You’ve transformed your home from a leaky, draughty, expensive-to-run shed into a comfortable, efficient, high-performance machine. And it all started with a simple caulk gun.
