The Great Attic War: Humans vs. Nature (and How to Declare a Truce)

Let’s talk about your house.

You probably think of your house as a “Human Thing.” It was built by humans, bought with human money, filled with human furniture, and it is currently occupied by you, a human (I assume). It is a machine designed for one specific purpose: To keep the “Not House” out.

The “Not House” is a terrible place. It’s wet. It’s cold. It has wind. It has bears (depending on where you live, but let’s assume there are bears). Your house is a fortress against the entropy of the universe.

But here is the weird thing.

To a surprisingly large number of creatures, your house is not a house. It is a cliff. Or a cave. Or a really, really weird hollow tree.

For thousands of years, as we chopped down ancient forests and paved over meadows, we inadvertently signed a contract we didn’t read. We destroyed the natural homes of millions of animals, but we replaced them with stone, brick, and timber structures that—to a bat or a bird—looked exactly like the real thing.

This brings us to the attic.

The attic is the demilitarised zone. It’s not quite inside, but it’s not quite outside. It’s dark, it’s quiet, and historically, it’s been full of holes. For centuries, humans and wildlife had an accidental roommate agreement. We heated the downstairs; the heat leaked into the attic; the bats and birds crashed there for free. It was a symbiotic relationship based on our own inefficiency.

But then, something changed.

We decided to fix the planet.

The Green Conflict

We are currently living through the “Energy Efficiency Revolution.” We have realised that pumping carbon into the atmosphere is a bad idea. In Ireland and the UK, governments are frantically trying to get us to retro-fit our leaky, drafty homes to reach Net Zero.

This usually starts with a “whole-home” energy strategy. You look at the building envelope. You realize you are paying to heat the sky. So, naturally, you look at attic insulation as the first line of defence. It is the smartest, most cost-effective way to stop the heat haemorrhage. You roll out the thick quilts. You seal the gaps. You make the roof airtight.

You are a Hero of Sustainability. You are saving the polar bears.

But while you are saving the polar bears in the Arctic, you might be accidentally murdering the bats in your rafters.

This is the awkward, uncomfortable tension at the heart of modern construction. How do we save the planet without killing the things that live on it?

To understand this, we need to zoom in. Way in. Down to the microscopic level of a roof membrane.

The Membrane Trap (Or: Why Technology Hates Claws)

Let’s look at the roof over your head.

In the “Olden Days” (pre-2000s), roofs were lined with something called Bitumen 1F felt. It was basically heavy, black, tar-smelling paper. It was waterproof, but it didn’t breathe. Because it didn’t breathe, you had to have wind whistling through your attic to stop the timbers from rotting. It was crude, but it worked.

Then, we invented Breathable Roofing Membranes (BRMs).

These things are technological marvels. They are like Gore-Tex for your house. They stop rain getting in, but let water vapour (sweat from your house) get out. They allowed us to seal up the ventilation gaps, making homes warmer.

But there is a problem. And the problem is Spun-Bond Polypropylene.

If you look at a modern breathable membrane under a microscope, it looks like a bowl of spaghetti. It is made of long, continuous plastic filaments spun together.

Now, enter the Bat.

Bats are not like birds. They don’t build nests; they don’t carry bedding. They are creepers. They crawl into tiny crevices. To do this, they have incredibly sharp, hooked claws.

When a bat crawls across traditional bitumen felt, it’s like walking on a paved road. It’s fine.

When a bat crawls across a modern breathable membrane, it’s like walking on a carpet made of looped fishing line.

Researchers from the Bat Conservation Trust have documented this extensively. The bat’s claws snag on the microscopic loops of the plastic. As the bat tries to pull free, it pulls the fibre out, creating a longer loop. It gets tangled. It panics. It gets tangled more.

The result is horrifying. The bat becomes trapped by its own claws, hung up on the ceiling like a tragic decoration. It dies of starvation or dehydration.

And for the homeowner? The bat, in its struggle, rips the membrane to shreds. So now you have a dead protected species in your roof and a leaking roof that no longer works.

This is why, if you are doing any roofing work in an area with bats (which is basically everywhere), you cannot just slap up whatever stuff you find at the hardware store. The “high-tech” solution is often the biological wrong turn.

The Poisonous Wool Sweater

Okay, so you fix the roof felt issue (we’ll get to how later). Now you want to insulate the floor of the attic.

You want to be green. You hate fibreglass because it’s itchy and made of melted sand. You hate plastic foam because it’s, well, plastic. So you choose Sheep’s Wool.

It’s natural! It’s biodegradable! It’s warm! It’s literally grown on a sheep!

But here is the thing about wool: Nature loves to eat it. Specifically, the larvae of the Clothes Moth. If you put raw untreated wool in your attic, within six months you will have a very expensive pile of moth dust.

To stop this, manufacturers treat the wool.

For a long time, the industry standard was a chemical called Permethrin. Permethrin is a synthetic pyrethroid. It is a neurotoxin designed to kill insects.

Now, bats are mammals. But they are tiny mammals with very high metabolisms. And crucially, they are grooming mammals. They clean their fur like cats.

If a bat crawls through Permethrin-treated wool, the chemical gets on their fur. They lick it off. Studies in environmental toxicology suggest that while pyrethroids are “safer” for humans, they can be devastating for bats, affecting their nervous systems and ability to fly.

So, the “Greenest” insulation choice turns out to be a neurotoxic trap.

Is there a solution? Yes. Borax.

Some manufacturers treat their wool (or cellulose, which is made from recycled newspapers) with inorganic borate salts. Borates are basically salt. They mess with the digestion of insects (so the moths don’t eat the wool), but they are generally considered safe for mammals. They don’t off-gas, and they don’t poison the bat on contact.

This is the nuance of retrofitting your home. It’s not just about “R-Values” (how well it stops heat). It’s about the chemistry of the materials and who is going to be sleeping on them.

The Screaming Birds of Summer

Let’s leave the attic floor and look at the eaves—the bit where the roof overhangs the wall.

If you live in Dublin (or any town in Ireland/UK), you know the sound of the Swift. They are the screeching fighter jets of the bird world. They are incredible creatures. They sleep on the wing. They mate on the wing. They drink on the wing. The only time they ever stop flying is to lay eggs.

Because their legs are tiny and useless for walking, they can’t land on the ground. They need to drop out of a hole to take flight. They nest in high, deep holes under the eaves of old buildings.

But we are obsessed with “tidy” houses.

When we retrofit a house, we often replace the old rotting timber soffits with gleaming white uPVC. We seal every gap with silicone. We cover the walls with External Wall Insulation.

We are accidentally evicting an entire species. BirdWatch Ireland notes that the Swift population has plummeted, largely because we are sealing up their front doors. They return from Africa, having flown 10,000 kilometres, only to find their ancestral home has been turned into a seamless, plastic block. They bang their heads against the new fascia boards, trying to get in, until they give up.

The Law: The Panic Monster Enters the Chat

At this point, you might be thinking: “Look, I love nature, but it’s my house. If I want to seal it up, I will.”

Ah. Let me introduce you to the National Parks & Wildlife Service (NPWS) and the Wildlife Acts.

In Ireland and the UK, bats and their roosts are strictly protected. And here is the kicker: The roost is protected even if the bat isn’t there.

Because bats return to the same spot every year (they are creatures of habit), destroying a roost in the winter when it is empty is still a criminal offence. We are talking unlimited fines and potential prison time.

Imagine the Panic Monster waking up because you hired a guy to spray foam your attic, and he accidentally entombed a colony of Soprano Pipistrelles. That is a legal nightmare you do not want to visit.

Even purely from a financial standpoint, ignoring this is risky. If you apply for an SEAI grant or planning permission, you are expected to comply with the law. If a neighbour spots bats flying out of your roof while the builders are stripping the tiles, the site gets shut down. The delays cost more than the mitigation would have.

The Solution: The “Bat-Safe” House

Okay, enough doom and gloom. The good news is that we don’t have to choose between a warm house and a living planet. We can have both. We just need to be smarter than a roll of plastic.

Here is the recipe for the biodiversity-friendly retrofit:

1. The Return of the Felt

If you have bats, or think you might, do not use standard spun-bond breathable membranes. You have two options:

  • Bitumen Type 1F: The old school stuff. It’s safe for bats. However, because it doesn’t breathe, you must ensure you have adequate ventilation at the eaves and ridge (as per building regulations).
  • Bat-Safe BRMs: There are new membranes (like TLX Batsafe) that have a protective mesh layer preventing the claws from reaching the sticky loops. However, always check with an ecologist before specifying these, as the science is still evolving.

2. The Access Tiles

You don’t need to leave your whole roof open. You just need a “front door.”

Special “Bat Access Tiles” look like normal roof vents but allow bats to crawl into the void between the felt and the tiles. For Swifts, you can install “Swift Bricks”—hollow boxes built into the wall that have zero connection to your interior (so no drafts) but provide a perfect cave for the birds.

3. The Right Fluff

Use borate-treated cellulose or wool. It’s safe for the bats, safe for you, and arguably better at managing humidity than the synthetic stuff anyway.

4. Check Before You Wreck

Before you start ripping things apart, check the advice on what to expect during an attic upgrade. If there are signs of bats (droppings that crumble like dust, chittering noises), get an ecologist to do a quick survey. It’s cheaper to plan for them than to be sued for them.

The Bigger Picture

It’s easy to get lost in the weeds of U-values and kilowatt-hours. We obsess over making our homes “efficient” because we want to save money and save the world.

But “The World” isn’t just a graph of carbon emissions. The World is a living, breathing, screaming, flying mess of biology.

If we turn our cities into hermetically sealed sterile boxes, we might hit our carbon targets, but we will have lost the colour and the life that makes the place worth saving.

The attic is a strange frontier. It’s where the Human World meets the Wild World. With a little bit of thought, and maybe a little less plastic, we can keep the heat in, keep the rain out, and still leave the light on (metaphorically) for the guys with the wings.
