6 October SEAI Grant Changes: What Dublin Attic Insulation Applicants Should Know
6 October SEAI Grant Changes: What Dublin Attic Insulation Applicants Should Know
On 29 September 2026 the government and SEAI set out an enhanced grants package with measures due to open from 6 October 2026, subject to final implementation. For Dublin households looking at attic insulation, the headline is not a rewrite of every Better Energy Homes band — it is a new attic path for HAP and RAS tenancies, plus a clear reminder of what stays the same for ordinary owner-occupiers.
What SEAI actually announced
SEAI’s own notice lists more generous attic and cavity supports for certain Department of Social Protection recipients and for homes in HAP, RAS, and RASP tenancies, alongside solar and battery expansions, a €600 home battery grant, and a €2,000 fossil-fuel boiler scrappage line. Read the primary source on the SEAI enhanced grants announcement. Passive House Plus summarised the same package as going live from 6 October in its piece on new and enhanced Irish retrofit grants. Government context for households sits on the gov.ie energy upgrades page.
Owner-occupier attic bands: unchanged
If you own and live in the home, the standard Better Energy Homes attic figures have not been replaced by this package. Confirm the band on SEAI’s attic insulation grant page: apartment €1,100 / mid-terrace €1,400 / semi or end-terrace €1,500 / detached €2,000, with first-time buyer and qualifying welfare bands higher up to €2,500. After-grant you-pay for a straightforward Dublin attic is typically €300–€1,500 once, on your personal quote only. If SEAI does not approve, no work starts and you pay nothing under the grant guarantee.
New: attic grants for HAP and RAS tenancies
The change that matters for many Dublin rentals is the new attic insulation grant for homes in Housing Assistance Payment (HAP) and Rental Accommodation Scheme (RAS) tenancies — SEAI tables it at €1,400–€2,500 depending on house type, with a parallel cavity line at €900–€2,300. That is a package measure for eligible tenancies, not a Retrofit Dublin price card. Landlords and agents should wait for SEAI’s published eligibility and application steps before treating any figure as locked for a specific address. Broader housing-support signposting still sits with Citizens Information on housing grants and schemes.
Timing: prefer SEAI on attic; note RTÉ on boiler
SEAI says the measures open from 6 October 2026 subject to final implementation arrangements. RTÉ’s report on the expanded energy grants notes that most measures begin to open from October, while the boiler scrappage scheme is described as formally commencing in the first quarter of 2027 — with an automatic €2,000 uplift for eligible heat-pump applications already in progress. Do not invent a single start date for every line: for attic facts, prefer SEAI; for boiler formal start, keep RTÉ’s Q1 2027 note in view until SEAI publishes full terms. Meter or grid questions for other upgrades still go to ESB Networks; they do not set attic grant bands.
What to line up before 6 October
Same sequence as any Better Energy Homes job: MPRN, dwelling type, SEAI-registered contractor ID, photos of the loft as found, and an offer letter before tools. Our earlier note on the Better Energy Homes Dublin pre-apply checklist is still the right folder habit. Solar-up-to-€9,000 and battery-€600 lines in the package are news facts for households that qualify — not attic product offers from us.
