The Great 15mm War: Why Saving the Planet Might Be Killing Your Tiny, Furry Roommates
There is a war happening right now. It is not being fought with tanks or drones. It is being fought with caulking guns, expanding foam, and sheets of polystyrene. The battlefield is not a trench; it is the space between your brickwork and your plasterboard. And the casualties? Well, they are about the size of a human thumb, they eat 3,000 midges a night, and they are currently having a really, really bad time.
I am talking, of course, about bats.
Now, before you click away because you think this is a biology lecture, stay with me. This isn’t actually a story about bats. It’s a story about us. It’s a story about how humans are really good at solving one problem (“I am cold”) and accidentally creating a totally different problem (“I have just engaged in unintentional ecological warfare”).
We are currently living through the “Renovation Wave.” It’s a massive, EU-wide push to take our old, leaky, energy-guzzling housing stock and turn it into sleek, airtight, carbon-neutral machines. This is, unequivocally, a Good Thing. We need to stop burning dinosaur bones to heat the sky. But in our rush to wrap our homes in a thermal blanket, we are discovering that our houses were never just ours to begin with.
They were shared accommodation. And we are currently evicting the tenants without serving notice.
Part 1: The Leaky Box Theory
To understand why this is happening, we first need to understand the pitiful state of the Irish house. If you live in a house built before, say, 2005, you do not live in a “house” in the modern engineering sense. You live in a Leaky Box.

For decades, the strategy for building homes in Ireland was “stack some blocks, put a roof on it, and hope for the best.” We relied on what engineers politely call “adventitious ventilation.” In normal human speak, this means “draughts.” The wind blew through the vents, under the doors, through the keyholes, and crucially, through the gaps in the roof and the walls.
This was terrible for your wallet. It meant that every time you turned on the heating, a significant portion of that heat effectively opened the window, waved goodbye, and floated off to warm up the garden. This is why the SEAI grant schemes are so incredibly popular right now—people are tired of shivering in their own kitchens.
But—and this is a massive, bold, underlined BUT—those draughts served a purpose. They kept the air fresh, they stopped mould from forming, and, inadvertently, they provided a five-star hotel network for the local wildlife.
The Thermal Envelope
When we retrofit a house—whether we are looking at deep retrofitting or specific attic insulation upgrades—we are trying to create a continuous “Thermal Envelope.”
Imagine your house is a person standing on top of a mountain in December. Currently, that person is wearing a t-shirt (the bricks) and a hat with holes in it (the roof). Retrofitting is the act of putting a thick woolly jumper, a windbreaker, and a beanie on that person.
To do this effectively, you have to seal the gaps. You cannot have a windbreaker with a hole in the armpit. So, we tape the windows. We seal the skirting boards. We pump insulation into the wall cavities. We wrap the outside in rigid foam. We make the box airtight.
The goal is to stop the movement of air. But in stopping the movement of air, we stop the movement of everything else.
Part 2: The Tenant (Who You Didn’t Know Existed)
Enter the Common Pipistrelle (Pipistrellus pipistrellus). This is Ireland’s most common bat. And I want you to banish the image of a “bat” you have in your head. You are probably imagining something large, leathery, and screechy. Maybe something that turns into a vampire.
The Pipistrelle is none of those things. It is tiny. It weighs about 5 grams. That is the weight of a 20 cent coin. You could fit one inside a matchbox without it touching the sides.
Because they are so small, Pipistrelles are “crevice dwellers.” They do not hang upside down in big open caves like in the movies. They squeeze themselves into tight, narrow slots. They love being sandwiched between two layers of material. It makes them feel safe, warm, and protected from predators.
In nature, they would live under the loose bark of an oak tree or in a crack in a limestone cliff. But we cut down most of the oak trees, and cliffs are in short supply in the suburbs. So, the Pipistrelle adapted. It looked at our Leaky Boxes and said, “Jackpot.”
The 15mm Metric
Here is the number that defines the conflict: 15 millimetres.
That is the width of a human finger. It is also the size of the gap a Pipistrelle needs to enter a roost. A gap under a fascia board. A missing piece of mortar in the brickwork. A slight lift in a lead flashing. To a builder, a 15mm gap is a defect. It is a “thermal bridge.” It is a route for water ingress. It is something that must be filled, sealed, and rendered over.
To a bat, that 15mm gap is the front door to their maternity ward.
Every summer, female bats gather in these warm roof spaces and wall cavities to have their babies. They rely on the heat of the house (the heat escaping from your living room) to keep their pups warm while they go out to hunt. We are essentially providing central heating for their nursery.
But when we decide to fix our “cold house” problem, we inadvertently initiate an eviction. And because bats are nocturnal and incredibly quiet, most homeowners have absolutely no idea they are doing it.
Part 3: The Mechanics of Unintentional Doom
So, we have established the conflict. The Builder wants to seal the 15mm gap to save carbon. The Bat wants the 15mm gap to save its baby. Who wins? Usually, the caulk gun.
Let’s look at the three main ways we are accidentally waging war on biodiversity through retrofitting, and how this ties into a wider “whole-home” energy strategy.
1. Cavity Wall Insulation (The Entombment)
Cavity wall insulation is one of the most cost-effective upgrades you can do. It involves drilling holes in the outside of your house and pumping in millions of little polystyrene beads (bonded with glue) or mineral wool. It’s like filling the space between your walls with a warm duvet.
The problem is that bats often roost inside that cavity. They crawl in through a gap in the brickwork and hang out on the inner leaf of the wall.
If you pump insulation into that cavity while the bats are there—especially in winter when they are hibernating and cannot move—you are essentially burying them alive. The beads fill the space, the glue sets, and the bat is entombed. It is a grim reality that happens more often than we like to admit because, again, you cannot see inside the wall.

2. External Wall Insulation (The Seal)
This is the “big gun” of retrofitting. You wrap the entire house in rigid insulation boards and put a new render on top. It transforms the look of the house and massively boosts its heat retention. If you are considering home energy upgrades, this is often the flagship measure for older homes.
However, External Wall Insulation (EWI) is catastrophic for bats if not managed correctly. It doesn’t just fill the cavity; it covers the entire surface. Every soffit gap, every crack, every potential entry point is buried under 100mm of foam and cement. It is a total lockdown of the building perimeter.
If a colony returns from migration to find their ancestral home (bats are very loyal to their roosts) has been turned into a sealed white box, they have nowhere to go. They expend critical energy searching for a new home, often failing to find one in time.
3. Breathable Roofing Membranes (The Trap)
This is the most insidious one. In the old days, roofs were lined with bitumen felt. It was heavy, black, and smooth. Modern roofs use Breathable Roofing Membranes (BRMs). These are high-tech fabrics that let moisture out but stop rain getting in. They are great for preventing rot in your timbers.
They are death traps for bats.
BRMs are made of spun-bond polypropylene fibres. To a human hand, they feel smooth. To a bat’s tiny, sharp claws, they are a tangle of loops. When a bat crawls across a modern membrane, its claws get snagged in the fibres. They become tethered to the roof. They cannot untangle themselves. They hang there, trapped, until they die of dehydration.
Research highlighted by Bat Conservation Ireland has shown that mass mortalities can occur in roofs fitted with these modern membranes.
Part 4: The Legal Paradox
Here is where things get really “Wait But Why.” We have created a situation where two different arms of the government are effectively fighting each other, and the homeowner is stuck in the middle holding a bill for heating oil.

On the Blue Corner: We have the Climate Action Plan. The government, following mandates from RTE and other news outlets reporting on climate targets, wants to retrofit 500,000 homes by 2030. They are throwing grants at us. They want BER ratings of B2 or higher. They want us to insulate, insulate, insulate.
On the Green Corner: We have the National Parks and Wildlife Service (NPWS) and the EU Habitats Directive. Under Irish and EU law (specifically the Wildlife Acts), it is a serious criminal offence to disturb a bat roost. Note that I said “roost,” not “bat.” Even if the bat is on holiday in Spain, you cannot destroy its house. If you do, you are technically liable for heavy fines.
The Clash: Most insulation work is classified as “exempted development.” This means you don’t need planning permission to wrap your house in insulation. Because you don’t need planning permission, nobody triggers a “bat survey.” Because nobody triggers a survey, nobody finds the bats. Because nobody finds the bats, the work goes ahead. The bats get evicted (or worse), and nobody is any the wiser.
It is a systemic “Don’t Ask, Don’t Tell” policy for ecology. The grid operators like ESB Networks are doing their part to decarbonise the electricity supply, but the physical fabric of the house remains a regulatory blind spot for nature.
Part 5: Why Should You Care? (The Selfish Argument)
“Okay,” you say. “I like animals, but I also like not freezing to death. Why is this my problem?”
Aside from the moral argument that we shouldn’t accidentally massacre our neighbours, there is a functional argument. Bats are an essential part of our ecosystem. They are our primary night-time pest controllers. A single Pipistrelle can eat 3,000 insects in one night. Without them, we would be knee-deep in midges and mosquitoes.
Furthermore, biodiversity is a key indicator of environmental health. A sterile suburb where nothing lives but humans and manicured grass is not a resilient environment. As the EPA highlights in their climate assessments, resilience requires diversity.
But there is also a “future-proofing” argument. As regulations tighten, the “blind eye” approach won’t last forever. We are already seeing moves in the UK and Europe to make ecological checks mandatory for retrofits. Doing it right now saves you a headache later.
Part 6: The Solution (Peace in Our Time)
The good news? We don’t have to choose between warm homes and live bats. We can have both. It just requires a tiny bit of forethought and, ironically, some very specific holes.

1. The Bat Box / Bat Tube
If you are doing External Wall Insulation, you can install a “bat tube.” This is a pre-cast concrete box that sits inside the insulation layer. The front is rendered over, leaving only a small 15mm slot visible. To the human eye, it’s invisible. To the bat, it’s a penthouse suite. It has the thermal stability of the wall but is totally separated from your living space.
2. The Bat Access Tile
If you are re-roofing or installing solar panels in Dublin, you can install special “bat access tiles.” These are roof tiles with a little cowl that lets bats crawl into the space between the tiles and the felt (provided you use bat-safe felt!). It costs peanuts in the grand scheme of a roof renovation but saves the colony.
3. The “Scout” Approach
Before you pump beads into your walls, just check. A bat survey costs money, yes. But compared to the cost of the retrofit, it’s a small percentage. It ensures you aren’t committing a wildlife crime. If bats are found, the solution isn’t “cancel the project.” It’s “leave a small section of the eaves clear” or “install a one-way door so they can get out but not back in,” then provide a box for them.
Part 7: The Bigger Picture
This brings us back to the start. We tend to view our homes as isolated units. “My house, my castle.” But biologically, our homes are part of a massive, interconnected landscape. A bat doesn’t see “Number 42, Acacia Avenue.” It sees a cliff face with a nice cave, located near a feeding ground (your garden) and a water source (the local park).
When we retrofit, we are altering the landscape. If one house seals up, the bats move next door. If the whole street seals up, the bats die. It is a “Tragedy of the Commons,” but the commons is the cracks in our walls.
We are currently undertaking the biggest engineering project in the history of the state. We are rewriting the DNA of our buildings. We have the technology to make them energy-efficient. We have the technology to make them bat-friendly. The only thing missing is the connection between the two.

So, if you are planning an upgrade—whether it’s wrapping the walls, fixing the roof, or just sealing the drafts—take a second to think about the 15mm gap. By all means, close it up to stop the heat getting out. But maybe, just maybe, put a little bat box next to it.
Because a warm house is great. But a warm house that doesn’t silently destroy the local ecosystem? That is what we should really be aiming for. It’s about being a good neighbour, even to the ones that sleep upside down.
