For this fantasy job, they will roll out new mineral wool insulation to the required 300mm depth, lag your pipes and tank, and install a small walkway. They’ll be in and out in three hours. It’s a lovely idea.
Unfortunately, your attic is not a magical wonderland. Your attic is a gremlin. Especially in a lovely, damp country like Ireland, the attic is where all the house’s secret problems go to fester.
What that “Standard Job” quote excludes is, quite literally, everything that is probably wrong with your attic. It excludes the remediation, the structural repairs, the ventilation fixes, and the biohazard cleanup.

There are a half-dozen “Job-Stoppers” that can, and will, stop your insulation team in their tracks. The funny part? They’re all connected. Finding one usually means you’re about to find three more. It’s a terrifying ecosystem of expensive problems.
Job-Stopper #1: The Contamination Crew (Mould, Pests & Old Filth)
You stick your head in the attic. You smell it first. That musty, damp smell. You see your old, manky-looking insulation. It’s clumpy. It’s flat. And… it has spots.
The Problem:
1. Mould: Those black, green, or white fuzzy spots are mould. This isn’t just “a bit of damp.” It’s a colony of fungi feasting on years of trapped moisture. You’re up there, looking for mould. You see a dark, damp stain on the underside of the roof deck or on a wooden rafter. You grab a screwdriver, like a pro, and you give it a firm poke…
…and the screwdriver sinks in. The wood is soft. Spongy. It crumbles.
The Problem:
Congratulations, you have rot. Rot is not a “stain.” Rot is a fungus that is actively eating the structural wood of your house. And it’s caused by one thing: a long-term, chronic roof leak.

This is my favourite. This is the one that makes me the angriest. It’s the “contractor shortchange”. It’s the small, lazy mistake that connects Job-Stopper #1 and Job-Stopper #2.
The Problem:
Go into your attic. Find the flexible ducting pipe coming from your bathroom extractor fan. Where does it go?
In a properly built house, it connects firmly to a vent tile in the roof or a vent in the gable wall, sending all that shower steam safely outside.
In 7 out of 10 older homes I see, that pipe just… ends. It’s a “snorkel”. It’s lying on the attic floor, or aimed vaguely at a soffit vent, dumping litres and litres of hot, humid, moisture-laden air directly into your attic space every time you take a shower.

The “hidden work” here is that when your guy adds 300mm of new, fluffy insulation, it will block the soffit vents (the vents under the eaves) and choke your attic. A contractor who just stuffs insulation into the eaves is actively creating a future damp and mould problem. You’re suffocating your attic.
The “Hidden” Work:
Your job is now: Installing Ventilation Baffles.
A good contractor must install baffles or vent cards in every single eave bay. This maintains a clear, 50mm channel for air to flow from the soffits up to the ridge, as required by Irish building regulations. This is a mandatory, but often-forgotten, part of the job.

Job-Stopper #6: The “Stop Work, Call a Sparky” (Scary Wiring)
This is the final, most terrifying “Stop Work” moment. The contractor pulls back a bit of old insulation and freezes.

- Old, degrading knob-and-tube or aluminum wiring.
