1. Vermiculite: The Grandparent Who Needs to Stay Put
If your house was built or renovated between 1940 and the late 1980s, you might have vermiculite. It looks like little shiny pebbles—or burnt popcorn that someone spilled into your joists. In its day, it was the height of insulation chic.
The issue? About 80% of the world’s supply came from a place called the Libby Mine in Montana. And Libby had a nasty, toxic secret: The vermiculite was contaminated with a terrifyingly aggressive type of asbestos called tremolite.
The asbestos fibers are microscopic—tiny, indestructible ninjas that float through the air. Once they are disturbed and inhaled, they are in your lungs for good. They cause asbestosis and the Big-C, mesothelioma, 10 to 40 years later. It’s the ultimate delayed-action scare movie.
The official recommendation from the US Environmental Protection Agency (EPA) is simple: If you have it, assume it’s toxic, and do not touch it. The EPA has issued warnings because the uncured components, particularly the isocyanates, can off-gas for months or even years. Isocyanates are powerful sensitizers. A single exposure can make a person permanently sensitive, leading to severe, life-long asthma and respiratory distress. If you’ve ever smelled a persistent, fishy odour in a new foam installation, that’s often the sign of a chemical disaster.
The SPF is like the narcissist in your friend group: when it’s good, it’s flawless, but when it screws up, it causes catastrophic damage that requires you to tear down all your boundaries (or your roof deck) to fix.
Part III: The Biological Theme Park of Terrors
If the chemicals weren’t enough, we still have the whole world of biology to contend with. Because in the dark, dusty, temperature-fluctuating chaos of the attic, life finds a way. And that way is usually awful.
